In DBR Byliner, Steve Cronig and Ofonedu-Ime Goodwyn Explore Access Restrictions for Condominiums in Florida

Hinshaw's Steve Cronig and Ofonedu-Ime Goodwyn co-authored an article titled "Condominium Associations' Power to Restrict Access to Areas on the Property." Published by the Daily Business Review (DBR), the article analyzes the extent to which condominiums in Florida can restrict access to common areas and units within the property.
As Cronig and Goodwyn explain, restrictions cannot "directly conflict with emergency orders issued by state and local government agencies." However, they add, condominiums can enforce their own governing documents, but those documents should be in accordance with applicable law such as Florida's Condominium Statute (Fla. Stat. Ch. 718). Additional questions addressed in the article include whether an association can completely prevent those who are not owners or residents of units in the condominium from accessing the property, if the association can restrict entry to the property and regulate behavior within it, and whether annual owners' meetings can be held entirely virtually.
